Story Street. This lot is 9,750 square feet. Existing buildings include a 2,893 square foot single-family residence with 1,144 square feet on the ground level, a 600 square foot detached garage/storage area off the alley, and a 71 square foot gardening shed. The house was constructed in the early 1900s and the detached garage/storage was added in 2015. DEMOLITION It is proposed to demolish the sunroom on the existing garage as well as some interior walls and the exterior doors. The gardening shed will also be demolished. The existing house, driveway, and landscaping will not be modified. NEW CONSTRUCTION Proposed new construction consists of remodeling the detached garage/storage to be an ADU and replacing the existing gardening shed with a single car garage. The remodeled ADU will not add any square footage to the existing building. The new single car garage will be 406 SF gross. SITE ALTERATION The only proposed site alteration will be the footprint of the new single car garage to replace the existing gardening shed. UTILITIES Existing utilities will remain as is to the extent possible by construction. Telephone pole in the alley will need to be relocated to accommodate the single car garage. ARCHITECTURAL DESIGN The north facade of the existing garage/storage that faces the alley will remain in the same style with the garage being removed and the double doors replaced by a single door of the same style. The east and west facades will remain unchanged. The sunroom on the south facade will be replaced by construction that better matches the style of the existing structure. The double doors on the south will also be replaced with windows. The new single car garage will match the ADU in style and scale. The new garage aligns with the ADU along the alley. These structures will not be visible from the public right- of-way. The site is heavily planted and only one tree will be removed along the alley due to it decaying condition.
