PROJECT NARRATIVE
This project is in partnership with Foothold Housing,an off-site high performance
manufactured housing company recently founded in Bozeman.This project will place a
Foothold ADU at 1206 S. Willson Ave. The ADU has been designed by Thruline Partners for
Foothold Housing to comply with City of Bozeman ADU guidelines.
The existing house is within the Neighborhood Conservation Overlay District, but outside
of a designated Historical Neighborhood. There is no Historic Inventory Property information for
the existing house. No changes will be made to the existing house or garage. The proposed
ADU will be located in the NE corner of the Owner’s lot, which is not visible from the street. A
new access driveway, which will be a shared easement with the neighbor to the South, is also
proposed.
The Foothold Alder ADU is a 576 SF 1 bed, 1 bath unit that will be placed over a 576 SF
two car garage. There is an exterior stair and entry porch. Siding and trim will be white
engineered wood siding, with natural wood accents on the awnings, deck, and stairs. The
windows will be black, with accent colors for the exterior doors. The 2/12 gable roof will be dark
gray asphalt shingles with a solar array. The aesthetic is traditional with a simple, unembellished
approach to detailing and finishes, which will blend in and complement the existing home and
neighborhood.
