HomeMy WebLinkAbout07-26-21 Public Comment - J. & N. Robbins - Lazarawicz Annexation 7/21/2021 Dear City Commissioners, We are writing to comment on Sunrise Home, LLC submitted application - 20365. While we appreciate smart growth and desire for other people to have the opportunity to reside in subdivisions like ours, we do not consider Sunrise Home smart growth. The subdivision lacks adequate access. The proposed accesses are not in accordance with other similar sized subdivisions in Bozeman. They are a haphazard attempt by the developer to push through his subdivision. While considering the Zone Map Amendment Project Narrative we have the following concerns: The two currently allowed accesses, Staffanson Rd. and Loyal Drive will force all emergency access through only the NW portion of the subdivision. Emergency access to just one side of the subdivision is not intuitive. In addition, Loyal Drive, with the 22' pinch points in the road, would not be able to handle emergency traffic properly. One of the main accesses to the property surrounds the playground/park in Loyal Gardens on two sides. The traffic that will be created surrounding the park is unsafe for children and families who cross the street to access the park. The playground/park was built to be accessed by crossing a small street, not by crossing a road with traffic from 2 major subdivisions. The currently allowed accesses, Loyal Drive and Staffanson Road, are inadequate to access a subdivision of this size. Loyal Drive, with 22' pinch points, was not built to accommodate the type of traffic that will be created by the subdivision. The entry on to Cottonwood from Loyal, also was not designed for this type of traffic volume. A traffic Impact Analysis should be done to determine the viability of using the proposed accesses prior to considering the proposed zoning. Clearly, a major traffic artery to Huffine needs to be created to disburse the traffic of R1 or denser zoning. Considering that this property lacks main arteries, the proposed subdivision is not viable, and should be delayed until a proper atrial road access is constructed.
