Draper - Lazarewicz AnnexationATTN: Tom RogersDepartment of Community DevelopmentCity of BozemanRE: APPLICATION 20365Dear Sir:It has come to our attention that Town West Project, Application #20365 is applyingfor zoning of approximately 150 lots, with the intent of using Loyal Garden as accesspoints rather than developing their own entrances and exits to a major arterial roador highway. Loyal Garden neighborhood streets are not designed wide enough, orintended to be used as major arterial access points for another subdivision; they areall local streets. Nor do we feel this Town West development's two access pointsshould be so closely spaced in the North & East portion of 150 units, a safetyconcern in the event of an emergency or evacuation.Traffic from another subdivision dumping into Loyal Garden by a children'splayground is a serious safety issue due to significant increase of traffic by thechildren's playground. Loyal Garden Subdivision designed three major arterialaccess points for their 160 lots at opposite ends of Loyal Garden subdivision, oneinto Huffine Lane and two into Cottonwood Road not one of which is by thechildren's playground.Loyal Drive feeds into Cottonwood Road, a heavily traveled four lane. Currentlythere is a significant development going on to east, across from the intersection ofCottonwood and Loyal Drive with Cottonwood traffic flowing at 50 mph. In ouropinion different traffic control would have to be developed at this intersection tohandle Loyal Garden, the new development east and another traffic flow from anadditional 150 units (i.e. Town West Project). If traffic came from the Town WestProject and flowed north on Advance, they would be flowing onto Huffine Lane,which is extremely busy, and at speeds of 55 mph, creating another traffic concern,as it is already difficult at times to access Huffine Lane. Loyal Garden would becomea major arterial traffic jam, especially during the school year with school buses inour neighborhood, creating another safety issue for children.In the event of a serious emergency, such access through Loyal Garden could createanother emergency of its own.Thank you for your time and consideration of Loyal Garden maintaining a saferesidential subdivision, which would also benefit the safety of any newdevelopment.Robert and Marsha Draper483 7 Loyal Dr.Loyal Garden homeownersIf-
