The use of a carport in concert with a ground floor auxiliary storage/studio space in-leu of the garage was deemed an acceptable use. Thus, the program/uses are: ground floor carport, ground floor storage/studio, enclosed stair/entry to access upper floor ADU. 600 s.f. ADU at upper floor. All detached from existing dwelling. Due to It was also confirmed that with R4 zoning owner occupancy is not a requirement of either dwelling. PARKING: Parking for the new structure was discussed/reviewed. Mr. Gonzalez indicated that since no work was being done to the existing dwelling only the parking required of the scope of the ADU would be required. Therefore, one space is needed due to the scope of this project.
