Re: Preliminary/Informal Review; meeting notes
ZONE DESIGNATION R4; Confirmed
SETBACKS:
Due to corner condition setbacks Mr. Gonzalez described setbacks as follows (two front yards will be required):
Front yard (off Lamme) = 15’ Front yard (off 5th) = 15’
Garage setback (off 5th)= 20’
Rear Yard (north property boundary) = 20’
Side Yard (east property boundary) = 5’
PERMITTED USES:
It was discussed that due to the 20’ garage setback from the facing street it would be impossible to construct a useable
garage structure. The use of a carport in concert with a ground floor auxiliary storage/studio space in-leu of the garage
was deemed an acceptable use. Thus, the program/uses are: ground floor carport, ground floor storage/studio,
enclosed stair/entry to access upper floor ADU. 600 s.f. ADU at upper floor. All detached from existing dwelling. Due to

PARKING:
Parking for the new structure was discussed/reviewed. Mr. Gonzalez indicated that since no work was being done to the
existing dwelling only the parking required of the scope of the ADU would be required. Therefore, one space is needed
due to the scope of this project.
