RE: UPS Bozeman Parcel Distribution Cash In Lieu of Water Rights Memo
Mr. Nielsen:
The purpose of this memo is to address city code Section 38.410.1330 – Water Adequacy.
The proposed project is a new parcel distribution facility for UPS. UPS has an existing facility in Bozeman
located at 95 Simmental Way. The proposed facility will be similar in nature to the existing facility as its
primary use will be for loading and unloading packages into trucks for delivery. The new facility will contain a
customer counter, automotive shop, office space, bathrooms/locker rooms, etc., but predominantly a
warehouse containing conveyor belts for moving and sorting packages.
In email correspondence on 1/20/2021, the cash-in-lieu of water rights payment will be based upon a
comparison with the existing UPS facility in Bozeman as the building use will be similar. In analyzing the last
5 years of water use records at this facility, the months from December to May were used in order to exclude
irrigation demand from the analysis. It is shown that the average volume per year of domestic water used is
0.43 acre-feet for the approximately 12,600 SF building. The new proposed structure is 35,100 SF and by
method of direct comparison, the anticipated water consumption for domestic use is estimated to be 1.201
acre-feet per year with an additional estimated 0.199 acre-feet per year for irrigation. See the attached water
