This section is a response to the requirements of the City of Bozeman Unified Development
Ordinance Section 38.220.060 relative to Groundwater.
Groundwater depth was monitored in the Bozeman Gateway on December 12, 2018. Monitoring
well locations and water elevations are illustrated on the Exhibit entitled “Water Table Map”,
included in this section. Groundwater depth in Phase 5 based on the Water Table Map is around
4.3’ below ground surface. A hydrograph form nearby well IR 2 (GWIC Id: 231831) has been
included in the Preliminary Plat resubmittal that has data from July 2017 to January 2019. As IR
2 is situated in a depression and is near the farmers canal ditch, it is expected that the ground
water levels in this area will be higher than they will for the entirety of Phase 5.
Additionally, data from a monitoring well (GWIC Id: 148789) approximately 900’ northwest of
Phase 5 has been included to provide additional information regarding groundwater depth in this
area. The groundwater level in measured Bozeman Ponds Fishing Access Site averages
approximately 11ft deep.
Limitations posed by groundwater are common throughout the Bozeman area. Common
engineering and construction practices can successfully mitigate these limitations without
extreme or undo expense. General impacts on the planning and design for the project will be to
build the site up by elevating roads slightly above existing ground to provide separation to the
groundwater. The high groundwater will require special consideration of building elevations and
foundation design for buildings.
