This section is a response to the requirements of the City of Bozeman Unified Development
Ordinance Section 38.220.060 relative to Surface Water.
Mapping
A map of the “Existing Surface Water Features” sketched in 2005 is provided in this section.
Additionally, Exhibit A in this section illustrates the original wetlands that existed in 2005 and
the proposed impacted areas. Based on the proposed impact areas a total of 1.94 acres or
wetland credits were purchased in 2005.
Exhibit B shows the 2005 wetland delineation along with the most updated lot layout. Up until
2019, the actual impacted area has been less than the area planned and purchased resulting in an
unused credit of approximately 1.29 acres. Since 2005, changes in the development as well as
upstream flows have altered the shape and area of the wetland resulting in a new 2019 wetland
delineation. Exhibit C shows the proposed Phase 5 impacts overlaid on the new wetland
delineation resulting in 0.86 acres of new impacts and a remaining wetland credit of 0.43 acres.
A Tributary to the Baxter Border Stream
A tributary to the Baxter Border Stream flows from south to north along the west side of Fowler
Avenue. It has perennial flow and serves to convey irrigation flow from the Farmer’s Canal to
downstream users. The Baxter Border Ditch will remain largely undisturbed by the project. The
stream will remain in its natural state, protected within an open space corridor. The open space
area will be enhanced with trails and landscaping to provide a pedestrian corridor reaching from
Huffine Lane to the south boundary of the project.
Wetlands and Permits
Wetlands on the site have been studied extensively. A wetland delineation was completed for
Phase 5 of the property in August 1, 2019. The primary mitigation is to avoid and preserve the
wetland characteristics where possible. A copy of the wetland assessment is provided at the end
of this section.
