Project Narrative
The proposed phased residential development on, lots 1 & 2, Block 5 of Phase I of the Boulder
Creek Subdivision, consists of 42 2-bedroom units in 3 three story buildings (2 – 12 plexes and 1
– 18 plex). The property is zoned R4.
Access for the development will be from Abigail Drive and Sherwood Way. A future drive lane
will connect to future phases to the north. Parking will be provide by both on site and adjacent
street parking.
124 spaces will be provided. 112 on site and 12 on street spaces. Parking is provided for a
future 18 plex on the site, which is not in this application due to sewer capacity constraints.
Water and Sewer main extensions are proposed to provide services for the interior building.
Storm water management is proposed by an on sites basin to capture the 0.5” rainfall. The
additional run-off detention capacity is provided within the subdivision.
