Box 1230 Bozeman, MT 59771-1230 Re: Boulder Creek Apartments - Revised Site Plan Application COB#: 19021 MMI#: 4192.025 Dear Danielle: The following Revised Site Plan application is for the development of the Boulder Creek Apartments to be located on Lots 1 & 2 of the Boulder Creek Subdivision Phase 1. The property includes 2.52 acres zoned R4, the proposed development will be two 12-plex apartment buildings and one 18-plex apartment building with an additional building site for a future 12-plex. The buildings will be 3 floors with the 12-plex and the 18-plex having an approximate gross floor area of 13,413 SF and 20,118 SF respectively. The three proposed buildings will be constructed in three separate phases, see C200 Phasing Plan for additional details. The full buildout of Lots 1 and 2 will require 108 parking spaces. Parking will be provided with 103 spaces on site and 5 spaces along Sherwood Way. The site will not have any materials adverse effect upon the abutting property. The site does not have any special requirements to protect the public health, safety and general welfare. This project went through the City of Bozeman’s site plan review process in May of 2019. Responses to the site plan application DRC and engineering comments are included in this application. SITE PLAN CHECKLIST SP1 FORM – Items not Applicable COVER SHEET REQUIREMENTS 9. The City limit boundary and Gallatin County’s Bozeman Area Zoning Jurisdiction is greater than 200’ from the project. UTILITY PLAN 7. Grease and sand interceptors are not required for this project. GRADING AND DRAINAGE PLAN 6. There are no significant rock outcroppings or slopes greater than 15% on the site. 8 (c, d) There are no flood plains or flood hazard areas on the project site. SITE PLAN 6. There are no historic, cultural or archaeological resources on the property. 7. There are no major public facilities, adjacent to the site. DETAIL SHEET REQUIREMENTS 7. There are no trails on the development. PARKLAND REQUIREMENTS 1-5. Parkland is not proposed with this development.
