The site has been previously recorded by James R. McDonald Architects in 1984 with revisions by Matt Cohen in 1985. The site was subsequently listed in the NRHP as a contributing site within the Bon Ton Historic District in 1987 (24GA0954). McDonald describes the site as follows: "This detached one-and-one-half story, single-family residence has been converted to a commercial business. The T-shaped plan includes a flat-roofed overhang above the front entry and decorative concrete blocks forming a screen in front of the porch. The frame construction is finished in stucco and rests on a concrete foundation. The gable roof is covered with cedar shingles and the front-facing cross gable lies perpendicular to the street. Windows are 9/1 double-hung with shutters." Metcalf visited the site in 2020 and noted several alterations to the residence including the addition of a full-length, wrap-around porch and an addition to the rear (west) elevation. Metcalf also documented the associated outbuilding as an additional feature. Feature 1 is the 1.5-story, wood-framed, vernacular-style house constructed between 1882-1883. The feature is irregular in plan due to a rear addition and wrap around porch added to the original T-shape plan in 2015. The building rests on a concrete foundation and is clad in a mixture of stucco and horizontal vinyl siding with corrugated metal cladding the first-story of the facade. The original T-shape portion of the building has a cross-gabled roof, the porch has a shed roof, and the rear has a complex roof composed of a front-gable with shed and flat portions; all roofs are clad in asphalt shingles. The facade faces east onto S Willson Ave. The primary entrance is at the northeast corner of the facade, sheltered below a full-length, wrap-around porch. The porch has wood railings and supports a shed roof with six, square wood posts. Two wood signs hang from the underside of the porch; both read "Yellow Dog Flyfishing Adventures". The entrance is a paneled wood door with four inset lites; it is accessed via concrete steps that lead up to the concrete porch. To the south of the entrance is a bank of three, nine-over-one lite hung windows. Above, in the second story, is as pair of nine-over-one lite windows. A triangular vent is in the gable peak. The north elevation supports an additional entrance with sidelight accessed via the wrap-around porch. Additional divided lite, vinyl windows are present on the addition at the east end of the elevation. A large deciduous trees obscures the view. The west elevation supports a pair of four-lite sliding vinyl windows, a vinyl door with full-length inset lite, and a corrugated metal accent panel. Above, the second story supports a small balcony accessed via a vinyl door with full-length inset lite. A six-over-six lite hung window is also present in the second story. The south elevation has a pair and a single six-over-one lite wood-framed hung windows on the first story. The second story features a single six-over-one lite hung window and an opening filled with glass blocks, both have wood frames. Feature 2 is a single-story, shed-roofed, detached garage located at the west end of the lot, with two, single-stall paneled, sectional, modern, steel garage doors. The outbuilding is clad in horizontal wood siding with vertical corner boards. A large deciduous tree shades the northeast corner of Feature 1 and a white wood fence extends from the front porch north to the property line. Deciduous trees line the north and south property lines. A paved parking area is located behind the business, between Features 1 and 2. Overall, the site is in excellent condition. The rear addition and wrap-around front porch added in 2015 affects the integrity of materials, design, workmanship, feeling and association. Replacement of original windows and some original cladding affects the integrity of materials. Integrity of location and setting remain intact. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 213 S Willson Ave. Site Number: 297 HISTORY OF PROPERTY The property currently addressed as 213 South Willson Avenue was surveyed as W. W. Alderson’s Addition in September of 1872 and platted on October 10, 1873. Chester Newman purchased this property from Byron and Ada L. Vreeland and Frank W. Vreeland on October 18, 1880. Newman was a carpenter and built the residence on this property. Chester Newman was born on February 14, 1858 in Crary Mills, NY. He married Clarissa "Cassie" Elvira Wiswell on June 26, 1883 in Bozeman, MT (The Bozeman Weekly Chronicle, 27 June 1883). Newman worked as a carpenter in Bozeman. Cassie Newman was Gallatin County’s first certified grade schoolteacher (Great Falls Tribune, 10 September 1950). Chester Newman sold this property to his sister, Amelia Newman Bowen, on January 3, 1883. Amelia Newman had been born on August 6, 1851, in NY. She married William Bowen on December 21, 1873 in Canton, NY. In c. 1879 Amelia and William came to Bozeman. In 1885, Amelia went east to purchase goods for her millinery store in Bozeman. She became seriously ill and died in Chicago, IL on April 23 at the young age of 33 years (Findagrave.com, 2021). Her husband, William Bowen, had been born in Sheldon County, Vermont on March 14, 1849. Bowen enlisted in the military when he was 14 years old and served as a private in Companies B and E of the First Vermont cavalry during the Civil War. Bowen was honorably discharged at the close of the war (The Montana Standard, 06 May 1929). Amelia’s husband W. B. Bowen, acting as guardian of the estate for their daughter Bertha A. Bowen (a minor), sold the property to Laura P. Kirschner on March 3, 1896. Laura Kirschner had been born in 1858 in Winchester, OH. She married Joseph W. Kirschner on July 16, 1888 in Warren, IL (Ancestry.com, 2016). Laura and J. W. came to Bozeman in c. 1885. J. W. worked with Benepe Owenhouse and the Lamme Company. He also worked in real estate (The Butte Miner, 30 September 1915). The Kirschner's lived in this residence during their ownership. After the death of J. W. in 1915, and Laura Kirschner in 1933, the property went to their daughter, Hortense Kirschner Belles. Hortense Kirschner was born in Bozeman on May 21, 1895 to Joseph and Laura Kirschner. She completed a course in music at the College of Agriculture and Mechanic Arts (known, since 1965, as Montana State University) in Bozeman and took advanced courses at Northwestern University in Evanston, IL where she graduated from the Liberal Arts Department (The Anaconda Standard, 05 October 1919). Hortense K. and Edwin M. Belles sold the property to A. C. and Anna E. Kelly on October 17, 1934. A. C. Kelly worked as a physician in Bozeman and Townsend. A. C. and Anna E. Kelly sold the property to Roy M. Keister on July 10, 1936 (The Missoulian, 21 November 1939). Roy M. and Camille Keister sold the property to Paul L. and Alice M. Eneboe on March 1, 1937. Paul Eneboe had been born in Canton, SD on August 16, 1907 (Ancestry.com, 2011). He attended and graduated from the University of Minnesota with a degree in medicine. He practiced medicine in Harlowtown, MT from 1933 to 1935. Eneboe married Alice Carpenter on June 26, 1934 in Butte, SD. Paul and Alice moved to Bozeman in 1936. He was a physician in the Southwest Pacific during the Second World War. Eneboe practiced medicine in Bozeman until his death on January 9, 1958 (The Billings Gazette, 10 January 1958). Alice Eneboe had been born on September 5, 1906 to Sylvia and Herbert Carpenter. She attended the University of Montana and then Eastern Montana College where she received a degree in teaching in 1928. She taught school in Broadview, Laurel, and then Harlowton where she met Paul Eneboe. While living in Bozeman, she worked at Angionette’s Women's Store from 1969 to 1979; she died on August 20, 1991 (The Billings Gazette, 22 August 1991; Ancestry.com, 2017). The Eneboes lived in the residence during their ownership. The Eneboes sold the property to Leon J. D. and Aileen Agoure Rouge on February 1, 1950. The Rouges lived in the property during their ownership. They sold the property to C. J. and Patricia E. O’Connell on June 6, 1952. Clarence J. "Tats" O’Connell was born in Bozeman on February 9, 1901. He married Patricia Finley in Missoula, MT in 1946. He operated the Gallatin Laundry in partnership with a brother, Martin O’Connell. He also operated a laundry in Livingston for 20 years (The Montana Standard, 04 March 1971). Patricia E. O’Connell sold the property to Dean A. and Jean M. Driscoll on July 24, 1968. The Driscoll's lived in this house during their ownership. The Driscoll's sold the house to Robert T. and Dorothy Whitney Stevens on February 3, 1973. The Stevens' rented the house to James MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 213 S Willson Ave. Site Number: 297 Kennedy, who operated Jim Kennedy Graphic Arts out of the residence, the first time the house was used commercially. From this point on, the house has had a commercial use. The Stevens sold the property to John D. and Celeste A. Haynes on August 30, 1974; they operated Haynes Real Estate out of the building from 1975 to 2002 (R. L. Polk & Co., 1975-2002). The John D. Haynes estate conveyed the property to Scott R. Tracy, Bert Brandon, and Ray Johnson on December 30, 2002. Willson Avenue Books operated out of the house until 2009. Ray Johnson transferred the property to Scott R. Tracy and Bert Brandon via a quit claim deed on August 7, 2009. Tracy and Brandon sold the property to Ian Davis and Jim Klug on November 19, 2009. The residence at 213 S Willson was constructed between 1882-1883 and began use as a commercial building in 1973. The site was listed in the NRHP as a contributing property to the Bon Ton Historic District in 1987 (24GA0954). Overall, the site is in excellent condition. Due to significant alterations in 2015, including a rear addition and wrap-around front-porch, the site no longer retains integrity sufficient to convey historic character. Metcalf recommend the site no longer eligible for inclusion within the NRHP and that it be considered not eligible/non-contributing to the Bon Ton Historic District.
