It was possibly originally a single-family residence turned into a multi-unit apartment. It is a single-story wood-framed building with a very shallow pitched hip roof with widely overhanging eaves. It has a roughly rectangular plan shape and a concrete foundation. The exterior walls are clad in horizontal wood siding on the front façade and a narrow-brick veneer across the concrete foundation. The secondary elevations are clad in asbestos shingles. The primary façade faces north onto E. Olive St. The enclosed front porch has one entry at grade on the east end, with an above-grade entry at the west end. This entry is set back under an overhanging eave and is accessed by concrete steps, with a metal corner post and railing. The secondary entry on the west elevation has a bank of three casement windows and modern fixed and two lite sliding window. Windows on the front are modern fixed-lite windows. The east elevation has modern fixed picture windows at the north end and modern paired four-over-one-lite hung windows and sliding windows to the south. At the south end is a flat-roofed attached single stall garage with a wood paneled sectional door. This garage is accessed b the north-south alley that forms the site's east boundary. The site is in excellent condition. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 10-12 E Olive St Site Number: 271 HISTORY OF PROPERTY The property currently addressed as 10 East Olive Street was platted by Leander Black as part of Black’s Additionon October 31, 1872. This area was resurveyed and platted on March 5, 1966 and then revised June 24, 1969. In 1904 a log cabin and large barn were located on this lot, but by 1912, the buildings had been removed from the property; it remained vacant until sometime between 1927 and 1943. During this time, a duplex was constructed on the western side of the lot, fronting Tracy Avenue. A 4-car garage sat behind the duplex to the east (Sanborn Map Company, 1904, 1912, 1927, and 1943). The residence was built on this property between 1950 and 1954, to the east of the duplex, fronting on Olive Street. At the time the current building was erected, the property was owned by Martha Severson who had originally purchased the land in 1938. Martha Severson was born February 21, 1897 in Artas, SD to Christina and Gottlieb Schatz. She married Irving A. Severson on December 10, 1923 in Forsyth, MT (Ancestry.com, 2016). Irving Severson had been born on January 14, 1891 in Hayward, MN to Sever and Minnie Severson (Ancestry.com, 2017). Martha and Irving lived in this residence for many years and Martha remained here even after Irving died in 1967. She sold it in 1973 (R. L. Polk & Co., 1956 to 1972). Myrtle K. Hultgren purchased the property on July 3, 1973. Myrtle Kielmeyer had been born in Faribault, MN to Edwin and Cecilia Kielmeyer. She graduated from Faribault Public school and then attended a normal training program prior to teaching school for three years. She left teaching to become an X-ray technician, working for Dr. H. T. Skovalt in Williston, ND. She married Melvin Leonard Hultgren in 1935 in Malta, MT. Melvin Hultgren was a chiropractor in Bozeman, MT. She worked with him at his practice in Bozeman before retiring to Billings, MT (The Billings Gazette, 28 December 1999). Melvin Hultgren had been born on June 19, 1907 in Medale, Saskatchewan, Canada to August and Annie Hultgren. In 1914 Melvin moved with his family to Westby, MT. Hultgren attended the Palmer School of Chiropractic in Davenport, IA, graduating in 1931. In 1933, he moved to Bozeman where he opened a practice. Melvin and Myrtle lived in Jamaica from 1937 to 1939 and then returned to Bozeman (The Billings Gazette, 27 June 2004). Melvin and Myrtle lived in this residence during ownership (R. L. Polk & Co., 1973 – 1990). Melvin Leonard and Myrtle K. Hultgren sold the property to Frank A. Jr. and Gloria E. Norman on May 29, 1990. Gloria Elaine Norman had been born on March 4, 1941 in Billings, MT to Solomon and Elsie Lackman. She grew up in Billings and came to Bozeman to attend Montana State College (known as MSU since 1965) as a home economics major. At MSC, she met Frank Norman and the two were married on June 25, 1961 in Billings. They made their home on the family’s homestead ranch in Springhill, north of Belgrade, MT. Frank Norman lived in this residence in 1991 (R. L. Polk & Co., 1991). On November 3, 2003 Frank Norman sold this property to David L. Perlstein, the current owner as of January 2021. Table 1. It is a single-story wood-framed Mid-century Modern style building with a very shallowly-pitched hip roof and widely overhanging eaves. The exterior walls are clad in horizontal wood siding with a narrow-brick veneer. The secondary elevations are clad in asbestos shingles. The building has not undergone any significant modifications with the exception of the replacement and alteration of the window pattern, which affects integrity of materials and design. The other aspects of integrity are retained. Metcalf finds that it is in good condition and retains sufficient integrity to convey historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district. However, it is immediately north of the 1987 NRHP-listed South Tracy - South Black Historic District boundary (24GA955). Metcalf finds that properties in the immediate vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest expansion of the district. Therefore, Metcalf recommends the site not eligible for inclusion in the NRHP. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Integrity Property Name: 10-12 E Olive St Site Number: 271 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) This site is in excellent condition, overall. The replacement of original windows and alteration of the fenestration pattern affects integrity of materials and design.
