This site consists of one historical architectural feature: a commercial structure built between 1912 and 1927. It was previously recorded in 1984 by James R. McDonald Architects, and regarded as an "intrusive element within a potential historic district." It was
subsequently considered non-contributing within the 1986 NRHP-listed Main Street Historic District (24GA0952). McDonald described the structure as follows: "This one-story commercial structure has a rectangular plan with a large projecting overhang above the storefront of aluminum storefront windows and an off-center front entrance. The frame construction is finished in 1x8 cedar boards and flagstone on the lower level. The flat roof is of built-up materials and is perpendicular to the street. The storefront appears to be a 1960 design
vintage." Metcalf revisited the site on October 31, 2020, and noted some modifications. The façade has been modernized with metal industrial framing around the storefront windows and entrance, but has kept the same simple shape of the structure. A recessed entrance was placed on the western end of the south facing primary façade. The exterior walls, and columns between the storefront windows, are brown brick. There is still a rectangular cornice along the length of the building but it is a modern metal design. There are two display
storefront windows, each consisting of 3 side by side full length lites framed in wood sashes, with a wood panel beneath each display window. The rear north elevation consists of corrugated metal siding. A rear entrance is located on the eastern end, and is accessed by metal steps that lead up to a metal platform in front of the entrance. A metal roof access ladder is bolted to the west of the center of the north elevation.
The site is in excellent condition.

Statement of Significance
Property Name: 303 E Main St Site Number: 221
NATIONAL REGISTER OF HISTORIC PLACES
NRHP Listing Date: 1986
NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District
NRHP Criteria: A B C D
Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The property at 303 East Main Street was previously recorded in 1984 by James R. McDonald Architects, and regarded as an "intrusive element within a potential historic district." It was considered non-contributing within the NRHP-listed Main Street Historic District in 1986. Metcalf has re-assessed the property. In 2018 the property underwent further renovations to the primary façade, further affecting integrity of design, materials, feeling, and workmanship. Metcalf finds that it does not retain sufficient integrity to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is located within Main Street Historic District (24GA0952), however, it is considered a non-contributing site within the district. The site no longer retains sufficient integrity to convey historic character and Metcalf concurs with previous recommendations that this site is not eligible/noncontributing.
