It has a rectangular plan and a concrete foundation. The exterior is clad in horizontal wood siding. The roof is side-gabled with a shed-roofed addition on the rear (east) elevation and clad in asphalt shingles. A brick chimney and two metal stovepipes are visible on the roofline and west slope of the roof. The façade faces west onto N Grand Ave. The primary entrance is centered in the elevation beneath a projecting gabled porch with two wood corner posts and wood rails. The entry consists of two side-hung, wood-paneled doors, one leading to the north unit and one to the south unit. On either side of the entry porch are a pair of modern six-over-six lite hung windows. Also visible are paired basement lites in window wells lined with corrugated metal. The north elevation supports a secondary entry flanked on either side by six-over-six-lite hung windows. A fixed-lite window is on the east end of the elevation, under the shed-roofed extension. A side-hung shutter is in the gable peak, covering a rectangular opening. The east elevation was not visible from the public ROW. The south elevation has three, six-over-six-lite windows, two of which are paired near the center of the elevation. A door at the east end leads into the fenced rear yard. At the southeast corner of the lot is a wood-framed, side-gabled garage with horizontal wood siding and an asphalt shingled roof. The south elevation of the garage supports a pair of side-hung doors and a paneled wood door. Overall, the site is in excellent condition. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 114-116 N Grand Ave. Site Number: 174 HISTORY OF PROPERTY The property currently addressed as 114-116 North Grand Avenue was purchased from the United States on June 15, 1872 by William H. Tracy and platted as Tracy’s 2nd Addition on May 16, 1883. The duplex on this property was built between 1935 and 1940, possibly by William and Della Butts. William L. and Della M. Butts purchased the property on March 9, 1937. William Butts had been born on March 28, 1880 in Fredericktown, Missouri and came to Lewistown, MT as a child with his family. He homesteaded in Dawson County, MT. He married Della M. Badgley in Anaconda in 1936, a second marriage for them both (The Billings Gazette, 4 September 1955). Della Haines had been born in Garden Grove, KS and came to Montana with her parents overland in a wagon in 1890. William Butts died in 1955 and Della Butts died in 1965 (Great Falls Tribune, 4 August 1965). The Butts lived in the 116 North Grand side of the duplex from c. 1947 until their deaths (R. L. Polk & Company, 1947 to 1966; Findagrave.com, 2021). The property went to Cecil F. and Beatrice W. Badgley on April 30, 1980. Cecil Badgley was the son of Della Butts (Findagrave.com, 2021). The property transferred to Yvonne McDaniel, who was the Trustee of Revocable Living Trust of Cecil F. Badgley and Beatrice W. Badgley, on April 17, 1986. The property was transferred via quit claim to The Badgley Trust c/o Cecil F. Badgley and Beatrice W. Badgely on March 6, 1990. There was a deed of distribution to Ruth O. Butts on March 16, 1990. Ruth Butts and The Badgley Trust c/o Cecil F. Badgley and Beatrice W. Badgley sold the property to William G. Dunbar, Jr., Lorraine Dunbar, Douglas A. Rognlie dba Air Balance Associates on May 21, 1990. William G. Dunbar, Jr., Lorraine Dunbar, Douglas A. Rognlie dba Air Balance Associates sold the property to Matt and Cheri Conner on December 27, 2018. The Conners are the current owners as of April 2021. Table 1. Modern windows affect integrity of materials, however, all other aspects of integrity are retained and Metcalf finds the residence retains sufficient integrity to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing district and due to significant infill, properties in the vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest district potential. While the site retains sufficient integrity to convey historic character, Metcalf recommends the site not eligible for inclusion within the NRHP. The replacement of original windows affects the integrity of materials. Other aspects are retained.
