This site consists of one historical architectural feature: a residential building built ca. 1927. It was previously recorded in 1984 and then revised in 1985 by James R. McDonald Architects, and subsequently included in the NRHP as a contributing site within the
South Tracy - South Black Historic District (24GA0955). McDonald described the building as follows: "This detached one-and-one-half story single-family residence has a square plan with a shed-roofed front porch with solid railing. The one-bay facade is symmetrical and consists of a central front entrance with fixed and 3/1 double-hung windows. There is a shed-roofed bay window to the side. The frame construction is finished in stucco and rests on a concrete foundation. The gable roof is covered with cedar shingles and features a shed-roofed dormer and exposed rafters. There is an exterior brick chimney. The axis of
the roof is parallel to the street. Outbuildings include a two-bay garage with a gable roof." Metcalf revisited the site on October 14, 2020, and noted some minor modifications. The site consists of a two story wood framed Craftsman bungalow. It has a rectangular plan shape and concrete foundation. The roof is side gabled, with shed roofed dormer, porch, and bay window. The entire roof is now covered in asphalt shingles.
The primary entry is on the west facade, within a full-width, shed-roofed porch supported by two wood corner posts. The porch is accessed by concrete steps (now only one railing is on the north edge of the steps) and a stuccoed half wall encloses it. To both sides of the entry are large, modern one over one lite windows. In the upper story is a shed roofed dormer at center, with three banked windows, two are one over one lite and one is a single fixed lite. All three are modern sash.
The south elevation has the same unchanged chimney at the west end, piercing the overhanging eave of the gable roof. Flanking the
chimney base are shoulder height four-lite windows. Near the center of the elevation is a shed-roofed box bay with exposed rafter tails and a picture window with four-over-one-lite hung side lites. Paired one-over-one-lite windows are present in the first and second stories and two lite sliding windows are in the basement. The north elevation has a variety of window types and sizes, mostly hung windows.
A wood fence encloses the rear yard, and a driveway at the south edge of the property accesses a rear detached garage. The garage is
side gabled, stuccoed building which is not easily seen from the public Right-of-Way.
The site is in good condition.

HISTORY OF PROPERTY
The property currently addressed as 214 South Black Avenue was platted as the Dawes Subdivision including portions of Block C, Black’s Addition and Fractional Lot 17, Lindley and Guy’s Addition, by R. S. Dawes, on October 1, 1912. This property was part of the Horace Annis homestead. In his will, Horace Annis directed that the homestead be reserved for the use of his daughter, Mary A.
Cleaveland and not be sold by his executor prior to her death. After her death, he bequeathed the homestead to Mary Cleaveland’s heirs including his son Paul Jones Annis and his grandchildren, A. J. Mattison Morrill and Anna Kune Morrill Sturdivant. Marie Ella Cain purchased this property from Bessie D. and John D. Clark on March 29, 1927. By October 1927, Marie and husband, William Cain were living in a "new home on Black Avenue South" (The Anaconda Standard, 09 Oct 1927). Marie Hlubek and William Cain, Jr. had been married on May 12, 1925 in Bozeman, MT (The Butte Miner, 17 May 1925). William Cain had been born
in Bozeman, MT on May 3, 1898 to William and Johanna Cain (Ancestry.com, 2017). While living in this residence William Cain worked as a mailman in Bozeman. By 1940, the Cain family had moved to Oakland, CA (Ancestry.com, 2012). Marie Ella and William T. Cain sold the property to Goldie May and Martin C. Ardesson on July 29,1938. Martin C. and Goldie
Ardesson lived in this residence from 1940 until Martin’s death in 1944. Goldie Ardesson continued to live in the residence until she sold the property in 1970. While living in this residence Goldie worked as a cook at the Burger Inn (R. L. Polk & Co., 1940 – 1969).
Martin Ardesson had been born in Butte, MT on March 22, 1892 (Ancestry.com, 2001). Martin married Goldie Jackson in Park City, MT in 1917 and they came to Bozeman in 1920. After working for The Willson Company in Bozeman for 12 years, Martin opened his own shoe store on East Main Street. Later, he opened the Ardesson Store (The Independent-Record, 25 August 1944).
Goldie Ardesson sold the property to O. F. and Annette F. Christenot on January 27, 1970. Annette Christenot had been born in Eureka, SD on February 11, 1917. She moved to Bozeman c. 1947 with her husband Orville. Orville Christenot had been born on
August 14, 1916 in Badger, MN. He arrived in Bozeman in 1939 (www.dahlcares.com). The Christenots did not live in this residence during their ownership.
O. F. and Annette F. Christenot sold this property to Dennis R. Slonaker on May 1, 1981. Slonaker sold the property to Willow Teri
M. Moore and Steven H. Given on December 21, 1988. Steven Given deeded the property to Willow Teri M. Moore through a quit claim deed on June 14, 1990. From about 1991 to 1994 the Mountain Medical Clinic occupied the residence with chiropractor Dr.
Willow Moore. Moore sold the property to Columbia Gorge Chiropractic and Naturopathic Clinic Inc. on May 5, 1993. They in turn sold it to Stephen T. and Loretta J. Garcia on July 11, 1996. The Garcias deeded the property via quit claim to S & L Garcia Rental
LLC on December 26, 2000, and then to Stephen T. Garcia on July 17, 2008. The Estate of Stephen Thomas Garcia deeded the property via a Personal Representative’s Deed to Alaina Garcia on July 1, 2015. Alaina Garcia sold the property to Gerharter Rental
LLC on July 3, 2019. On October 30, 2020, Gerharter Rental LLC transferred the property via a special warranty deed to Bluebird Property Rentals LLC, the current owners as of April 2021.

Area of Significance: Architecture Period of Significance: 1920-1929 STATEMENT OF SIGNIFICANCE The property at 214 South Black Avenue was previously recorded by James R. McDonald Architects, and subsequently listed in the NRHP as a contributing site within the South Tracy - South Black Historic District. Since that time, some windows have replaced. Metcalf finds that, despite this and earlier modifications, the site retains sufficient integrity to convey historic character. The site is currently listed in the NRHP and retains sufficient integrity to maintain its listed status as a contributing site within the South Tracy - South Black Historic District.
