It was previously recorded in 1984 and then revised in 1985. The site was subsequently listed in the NRHP as a contributing site within the South Tracy - South Black Historic District (24GA0955) in 1987. McDonald described the building as follows: "This detached two-and-one-half story single-family residence has a rectangular plan with a shed-roofed partially enclosed (sun-room) front porch. The one-bay façade is asymmetrical and consists of an off-center front entrance with sidelights, and fixed and 2/2 and 6/2 double-hung windows. The frame construction is finished in stucco on the first floor and shingles on the upper floors. It rests on a concrete foundation. The gable roof is covered with blue asphalt shingles and features a central brick chimney. The axis of the roof is perpendicular to the street. Outbuildings include a one-bay garage with a flat roof." Metcalf revisited the site on October 14, 2020, and noted some minor modifications. The site consists of a 2-story wood-framed house with a clipped gable roof. The house has a rectangular plan shape and foundation that has been stuccoed over. The roof is covered in asphalt shingles and exterior walls are stuccoed on the first story and wood shingles on the upper story. The primary entry is on the west façade, at the south end within a pent roofed porch, and the north end of which is enclosed. The entry has unique side lites and transom with three fixed lites with small square lites at each end. The enclosed portion of the porch has two over two lite hung windows. The second story windows are six over two hung windows, with a three lite window in the peak. The windows appear to all be original wood sash. The north elevation has two over two lite windows on first story and six over two in the upper, with an additional small one over one lite window. There are also basement lites present, but the metal wells present in 1984 have been removed. The south elevation has a window on the upper story and two on the first. These appear to be one over one lite windows, but are partly obscured from the public Right of Way. The site is in excellent condition. The outbuilding to the southwest of the house described by McDonald has been removed. Vegetation includes deciduous bushes on either corner of the primary façade, and a large mature deciduous tree on the north side of the front sidewalk directly in front of the concrete walkway leading up to the front door. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 210 S Black Ave. Site Number: 152 HISTORY OF PROPERTY The property at 210 South Black Avenue was platted as the Dawes Subdivision including portions of Block C, Black’s Addition and Fractional Lot 17, Lindley and Guy’s Addition, by R. S. Dawes, on October 1, 1912. There was a previous residence on this property, known as the Horace Annis homestead, marked as 212 South Black on the 1912 Sanborn map. In his will, Horace Annis directed that the homestead be reserved for the use of his daughter, Mary A. Cleaveland and not be sold by his executor prior to Mary’s death. After her death, he bequeathed the homestead to Mary Cleaveland’s heirs including his son Paul Jones Annis and his grandchildren, A. J. Mattison Morrill and Anna Kune Morrill Sturdivant. Between 1912 and 1927 the Annis house was removed. Arthur Alexander Allen purchased this property on August 30, 1927 from Bessie and John Clark for $1.00. A building with three apartments was built on this property in 1930, presumably by Arthur Allen. Arthur A. Allen was born in Fair Grove, MO on April 26, 1872 to James and Mary Allen. He came to Montana in 1896. He lived in Missoula, MT for a year and then came to Bozeman. On June 6, 1900, he married Margaret Ellis. For several years he worked as an assistant manager of the Golden Rule store in Bozeman, then from 1903 to 1913 he managed a store in Livingston. Returning to Bozeman, Allen founded the City Dye Works. Allen also worked in the real estate business (The Independent-Record, 28 March 1946). Margaret Allen purchased the property from her husband on February 27, 1946 for $1.00. Arthur Allen died about a month later, on March 24, 1946. Margaret Allen had been born in Bronson, MI on February 9, 1876. She came to Bozeman with her family when she was a child and was one of the first graduates of Montana’s College of Agriculture and Mechanic Arts (currently known as Montana State University) in 1897, graduating with a degree in business (Great Falls Tribune, 11 May 1960). Margaret’s daughter, Norma Sim moved into the house with her mother when her husband, Rodney Sim, died in 1950. Margaret Allen sold the property to her daughter, Norma Sim, on September 30, 1960 for $1.00. Norma Sim sold the property to Jean Woods on May 24, 1961 and Jean Woods sold the property back to Norma Sim and Katherine Sim Titus on the same day, May 24, 1961. Katherine Sim Titus was Norma Sim’s daughter (Gallatin History Museum Vertical Files, 210 & 407 North Black). The granddaughter of Norma Sim, Betsy Allen and her husband Denny, lived in the house from 1980 to 1982. Betsy had fond memories of raspberry bushes and honeysuckle flowers on the property. A grandson of Norma Sim, Steve Titus, also lived in the house from 1979 to 1981. Debby Titus Kelly, another granddaughter of Norma Sim, remembers spending time in the house during the 1950s and 1960s, picking raspberries and hunting for night crawlers in the damp lawn with a flashlight at night. She and her siblings would walk up the street to "Cullen’s Corner" and buy candy. They would play Kick the Can across the street in a parking lot. Norma Sim and Margaret Allen lived on the "main floor, there were two apartments on the second floor . . . We had access to the basement. That’s where the canning stuff was, along with an open shower and a bedroom with a huge brass bed right at the foot of the stairs. You could see the furnace and behind it, the coal chute. That huge, dark hole in the wall of the dark basement! Scary! I loved the kitchen. It had huge windows facing north. The table sat under them. My great-grandmother, Grandma (Margaret Louise Ellis) Allen, played solitaire there for many hours. The sink was on the west wall by the door to the living room and there was a stool and a dipper, so we could all dip water there and quench our thirst. Not many dirty cups in that kitchen (Gallatin History Museum Vertical Files, 210 & 407 North Black)." Katherine S. Titus, Trustee of the Katherine S. Titus Revocable Trust, sold the property to Walter L. Jr. and Katherine Titus on October 8, 1992. Walter L. Jr. and Katherine Titus sold the property to Ruth W. and Tommy L. Austin and Joy A. and Randy L. White on December 8, 1992. Joy A. and Randy L. White deeded the property via Quit Claim Deed to Tommy L. and Ruth W. Austin on December 21, 2000. On April 11, 2002 Tommy L. and Ruth W. Austin sold the property to Kathleen J. Bryan and Randall F. Peters, the current owners as of April 2021. As a side note: 1912 Sanborn – the building marked 212 S. Black is on the lot where #152 now is and this previous dwelling was the Horace Annis Homestead – in his will, he directed that the homestead be reserved for the use of his daughter, Mary A. Metcalf finds that it retains all aspects of integrity to convey historic character. This site is currently listed in the NRHP as a contributing site within the South Tracy - South Black Historic District and retains sufficient integrity to maintain its listed status.
