I am writing to voice my opposition to this development and the multiple relaxations that are being
requested. In particular, I take issue with the developer claiming credit for wildlife “refuge” and
wetland “preservation” for acreage that largely can’t be developed. For example, a large part of the
wetlands being “preserved” are already preserved as they are a mitigation wetland “pond” that was
created for prior wetland disturbances.
Related, I urge you not to allow for reduction of watercourse setbacks. Water is a precious
commodity in Bozeman, and its importance is only growing more important as its scarcity increases.
Unrelated to the relaxations requested, but related to access to this proposed development is that
the development is proposed to be connected through the “private” access of Birdie Drive. I’m not
sure how that works, but it seems odd from a taxpayer standpoint… (I note that Birdie Drive
connecting Bridger Canyon and Boylan Road is a green public street, but this development is
proposed to be accessed from the “private” Birdie Drive (blue sign) to the west of Birdie, between
Boylan and Bridger Drive.)
