I am writing to express deep concern regarding the proposed development, Brider
Meadows Subdivision.
1. I am opposed to the relaxation of code 38.400.010.A.8 Requirement for asecond means of public access to site.
This poses a fire hazard to the adjacent ownersThe number of units in both the existing development and the new
proposed development require multiple access points for emergencyvehicles
A singular access point will create an unsafe traffic environment onBirdie Drive at an area that is already congested due to daytime business
parking on that street.
5. I am opposed to the relaxation of code 38.410.040.B Allowance for a longer
block length
This poses a fire hazard to the adjacent owners
The number of units in both the existing development and the newproposed development require a shorter block length
6. I am opposed to the reduction in watercourse setback for lots 4-1438.410.100.A.2
The ponds on the property are an important habitat for migratorywaterfowl
The construction of buildings so close will discourage wildlife frominhabiting the ponds
Clearly the area is not suited for building due to the height of the watertable and the abundance of ponds
I am opposed to the development as a whole. As a Bozeman Taxpayer I do not
think it is right to relax any codes for the sake of development. The codes aredesigned to keep our citizens safe and to provide consistency in our community.
As a wetlands this plot of land is not suitable for development. The developer hadproposed developing this land for years and has been denied permitting over and
over. We as a community do not need to relax code due to developer desperation
and greed. If we continue to relax code our community will degrade.
The land is a valuable sanctuary and passage for many species of wildlife. Theopen lands of the golf course encourage many animals to enjoy the neighborhood.
However when the course opens these animals seek refuge on this specific plot ofland and enjoy the watering hole it offers. There is a massive family of deer
residing in the grove of trees adjacent to the pond. Sandhill Cranes utilize the plotof land for nesting and raising their young. Geese and Ducks utilize the pond.
Hundreds of people travel the trail and enjoy this open land every day. It is aspecial place for many in the neighborhood and one that we do not wish to see
destroyed by more development.
Additionally, the proposed road poses many safety concerns. The proposed roadwill be at a significant elevation gain from the existing houses, upwards of 6 feet
from adjacent backyards. This will mean vehicles traveling this road will be at avery dangerous height should a driver lose control. Also vehicle headlights will be
at an unsightly and uncomfortable height shining in the existing homes.
If this project were to get approved I would like to request a buffer to be requiredbetween the existing path and the proposed road. As proposed the road is far too
close to the path and will be both unsightly and unsafe for path goers.
Lastly, this small plot of land deserves to be open. If there is any way to annex itinto the existing Glen Lake Park, or th GVLT it would keep this area of Bozeman
beautiful for years to come. This corridor is equally important for animal andhuman travel. As Bozman grows, specifically in the Story Mill area (New
development on Story Mill and Bridger Road), keeping small plots of land likethis wild are increasingly important. As our population grows it also requires
growing our public spaces. Glen Lake park is at capacity on the weekends andcould use additional trails and sanctuaries that could come from annexing this
land.
Save open land in Bozeman. It is at the heart of our community.
