Dear Mr. Rogers: I am a current full time resident of Loyal Gardens and wish to express my concern about the above application for zoning for development which could greatly negatively impact myneighborhood. As I understand the application, it requests utilization of the roads in my neighborhood to access their development. To my knowledge these roads were never intendedto facilitate travel for more vehicles than for which our development called. My concerns are as follows: 1) The roads in Loyal Gardens are not designed as thoroughfares. Excessive traffic of 300+cars/day will erode the streets prematurely, clog traffic, produce a higher level of noise and pollution, diminish our home values and create safety issues. 2) There are many young children in our neighborhood who would be unnecessarily exposedto safety issues resulting from this excessive traffic. 3) We have a park in our neighborhood for which our HOA paid to upgrade. It appears to me as that is where the access road to the new development would be cut. As we have workedhard to improve our neighborhood through such projects, it makes no sense to me why such access would be approved. 4) We have 3 main accesses to our development all with features paid for by the HOA to makeour neighborhood appealing. I do not want my HOA fees increased in any way to facilitate the 20365 project at my or my neighbors' expense and safety. Common sense seems to lean toward considering that this project should stand on its ownmerits as does Loyal Gardens. I suggest that this new development cuts its own access roads off Stuckey or Cottonwood or both and create its own character as have we.
