Rivers - Lazarewicz AnnexationInJUN 2 8 2021^1To whom it may concern: In regards to Application #20365 Attn; Tom RogersDEPARTMENT OFI COMMUNITY DEVELOPMENTI am strongly opposed to the proposed Town West subdivision that is being set forth by Sunrise Homes,and to be annexed into the city of Bozeman. It's currently in a very inaccessible area and it appears theyare trying to force access points to this island of land that makes absolutely no sense.A subdivision of this size should have independent access roads- not cutting through other subdivisionsfor ease and short-term cost saving efforts by a developer. Back when Staffanson was developed therewas never any considerations for these small roads with several turns and corners to be turned into amajor thoroughfare for a large house development, tt would absolutely destroy our home values andwhen you start taking large sums of money out of local residence pockets to give to an out-of-stateinvestor, I assume lawsuits would be inevitable for all involved!The access road that is proposed to take over a small, undersized, unmaintained county road isparticularly void of any common sense. Staffanson Rd is a county road through a small independentcounty subdivision and exits on an unimproved section of a county road (Cottonwood Rd). This sectionof road is still narrow, crowned with 8-foot ditches on either side, has no turn lane and no shoulders. Itis currently not a suitable road to receive traffic from a 152-living unit subdivision by any stretch of theimagination.Before any action is taken by the city of Bozeman in regards to the Town West subdivision annexation,there should be at a minimum a thorough traffic study performed and debated by the residenceaffected.The most logical access road for this development is to the north. Sunrise Homes would need to workwith the landowner (Kamp), and exit on Huffine Lane which is able to absorb the traffic.I know you alt have an incredibly hard job of managing Bozeman's growth trends but it's important to doit correctly and leave a legacy behind of making sure alt these development proposals make sense. Longafter this developer is gone, our kids and grandkids will be living with the consequences of decisions wemake today!Please take the time needed to deliberate over the proposal as is.
