Dear City of Bozeman, Attn : Tom Rogers and Zoning Department, I have major concerns regarding the proposed development of Town West Subdivision, Application #20365, and the Lazarewicz Annexation. As a homeowner at 4883 Loyal Drive, the lack of access for this proposed subdivision to ANYmajor arterial route is simply unacceptable. Routing this large number of cars through my subdivision, Loyal Gardens, or the Minor Subdivision No. 498, is the developer's plan.Neither of these already established neighborhoods have the capacity to handle this much daily traffic, for starters. The proposed route through Loyal Garden would funnel 200? 300?cars a DAY right past a park, which is obviously a safety concern for our kids. And the proposed road to connect with Loyal Drive would require strange maneuvering turns over abridge--- this is a contrived entrance point designed because the property is landlocked and no natural access exists. Additionally, I have grave concerns about the density of residency zoning that is proposed forthis new development. The higher the density, the more cars that will be traveling in and out of the development--- and that means more and more cars trying to pass through a now quietand safe neighborhood, daily attempting to turn onto Cottonwood Road. The new apartment complex that is being developed on the east side of Cottonwood across from Loyal Gardenalready will be adding MANY cars onto Cottonwood every day, all trying to turn onto that arterial road. Now this new proposal will add how many more, all trying to accessCottonwood within a very short distance. There will be no way all those cars can turn onto Cottonwood without traffic being backed up through the two existing developments,especially while everyone is heading to and from work. Clearly, for a new development, Town West, to be feasible, a different access must be designed. A new development must have direct access to a major arterial street, just like everyother housing development in Bozeman. If that means this property cannot be developed until access to Kagy, Stuckey, or Huffine can be established, then the development MUST waituntil those are available routes. I recognize Bozeman is growing, and decisions about housing availability are pressing and urgent. I support monitoring and managing growth, and I recognize it is a difficult task. I trustthe decision-makers will consider the health and safety, quality of life, and general welfare of those of us who bought homes in our community already. Our needs are important to consider.I personally believe the needs of our community are more important than the financially- motivated needs of a developer trying to squeeze a development into a piece of property that isbasically landlocked, and therefore not yet ready for development until the land between it and Huffine can be used as an access to major arterial roadways.
