ATTN: Tom Rogers Department of Community Development City of Bozeman RE: APPLICATION 20365 Dear Sir: It has come to our attention that Town West Project, Application #20365 is applying for zoning of approximately 150 lots, with the intent of using Loyal Garden as access points ratherthan developing their own entrances and exits to a major arterial road or highway. Loyal Garden city streets are not designed wide enough, or intended to be used as access points foranother subdivision as their major arterial. Nor should this development’s two access points be so closely spaced in the NE portion of 150 units, a safety concern in the event of anemergency evacuation. Traffic from another subdivision dumping into Loyal Garden is a serious safety issue due tosignificant increase of traffic. Loyal Garden Subdivision designed three major arterial access points for their 150 lots. Loyal Drive feeds into Cottonwood Road, a heavily traveled four lane. Currently there is a significant development going on to east, across from the intersection of Cottonwood andLoyal Drive with Cottonwood traffic flowing at 50 mph. In our opinion different traffic control would have to be developed at this intersection to handle Loyal Garden, the newdevelopment east and another traffic flow from an additional 150 units (i.e. Town West Project). Loyal Drive and Advance Drive would need significant lower speed limits by LoyalGarden’s park and playground for children safety. If traffic came from the Town West Project and flowed north on Advance, they would be flowing onto Huffine, which is extremelybusy, and at speeds of 55 mph, creating another traffic concern, as already difficult to access Huffine. Loyal Garden would become a major arterial traffic jam, especially during theschool year with school buses in our neighborhood, creating another safety issue for children. In the even of a serious emergency, such access through Loyal Garden would create anotheremergency of its own.
