PROJECT DESCRIPTION:
The Arrowleaf Park & Perennial Park proposed project site is located within the Northwest ¼ of
Section 1 of Township 2 South and Range 5 East P.M.M. The project located in Bozeman,
Montana, is between Tschache Lane and East Baxter Lane and between Sacco Drive and
Walton’s Stream/Ditch.
The proposed site improvements cover the majority of the site with commercial buildings
located on the south side of the property and apartment buildings scattered on the rest of the
property. The proposed project also includes asphalt drives and parking lots, concrete
sidewalks, utility services and landscaping.
Design Report:
Water:
The proposed project site has three water stubs extending onto the property from Sacco Drive.
The water stubs which extend onto the property consist of one twelve inch and two eight inch
connections. Based on the layout of the proposed site, not all of the water stubs available are
proposed to be used for this project site. All new water mains will be class 51, ductile iron pipe
and installed per the Montana Public Works Standard Specifications (MPWSS) and the City of
Bozeman Modifications to MPWSS. Hydrant leads will be 6-inch ductile iron pipe. Service sizes
were determined based on the Uniform Plumbing Code.
The proposed eight inch ductile iron water main that will run through the site shall connect to
the most northerly water main stub, which is the twelve inch stub located off of Sacco Drive.
After making a loop through the site, the proposed eight inch water main shall reconnect to
existing water main in Tschache Lane. There is currently no water stub at on Tschache Lane at
or near the point of connection. This connection will require digging into the street and
installing a twelve by eight tapping tee. The water main shall be dedicated to the City of
Bozeman and located in an easement as shown on the plans.
The eight inch water stub immediately south of the twelve inch stub from Sacco Drive shall be
used as a domestic service line to the proposed 96 Unit Senior Living building located directly
east of Sacco Drive. The existing eight inch service shall be reduced by mean of a eight by four
inch reducer after an eight inch valve is installed on the stub. The four inch domestic line shall
then continue into the building. The fire service shall connect to the building from a six inch
service line on the other side of the building. The domestic meter inside the building is
proposed to be a 2 inch meter.
The last and most southerly available eight inch water stub to the property shall be abandoned.
The contractor shall dig into the street and remove the eight inch connection point at the water
main and repair the water main with a sleeve or a link of pipe and couplers if necessary. Work

shall be done in accordance with the City of Bozeman design standards and specification policy
section V.A.6.h.
As per the local fire department it has been determined that the project shall include three fire
hydrants onsite. Hydrants locations are shown in the attached plans. All proposed buildings
shall have sprinkler systems.
All of the commercial and residential buildings onsite shall have a fire and domestic service line
from the eight inch water main. The estimated demands for the project are summarized in
Table 1.0 and calculations are provided in the Appendix. These calculations will be verified by
the mechanical designer.

The water distribution system was modeled using Bentley’s WaterCAD software. The model
was calibrated by simulating Hydraulic Grade Line information and Maximum Day Demand
Average Pressure information provided by the City of Bozeman. More than 3,500 gpm is
available with a system minimum residual pressure of 20 psi at the new development, which is
looped with existing 12” mains on either side of the development. Please see appendix C for
modeling results.

Sanitary Sewer:
The project shall connect to the eight inch sanitary sewer stub on the north end of the project
as shown in the plan and profile drawings. The size, depth, and location of the existing sewer
stub shall be field verified prior to ordering manholes for the site. The sanitary sewer main
running through the site shall be eight inch SDR 35 PVC and installed per the Montana Public
Works Standard Specifications (MPWSS) and per the City of Bozeman Modifications to MPWSS.
The sanitary sewer main shall be dedicated to the City of Bozeman and located in an easement
as shown on the plans.
Six inch services shall extend to within five feet of each building where a cleanout shall be
installed prior to continuing into the building. Six inch services where used at all locations to
minimize grade. The senior living building will have a sewer service coming out of the north
and south end of the building due to the length of the building. All sewer services shall be SDR
26 and installed per the Montana Public Works Standard Specifications (MPWSS) and per the
City of Bozeman Modifications to MPWSS. The estimated demands for the project are
summarized in Table 2.0 and calculations are provided in the Appendix. These calculations will
be verified by the mechanical designer.
