Phase 4 – Proposed Residential Phasing Plan
Phase 4 of The Bozeman Gateway PUD is planned to contain some form of residential component(s); the
configuration and extent of which will be highly determined by future market conditions and demands.
As requested by the City Commission during the PUD conditional approval in December 2005, the
number of residential units projected to be held within Phase 4 is set at a minimum of 70 units.
Depending on the market demand, the minimum of 70 units could range up to a potential of 160 units.
Although residential units may be located throughout Phase 4, we expect the greatest concentration of
these units to be built somewhere between the Southern edge of Technology Boulevard West and the
Northern edge of West Garfield Street. Once again, based on market conditions and demands, we
expect that construction of the first residential component will begin within the next 5 years. At this
point in time, it is too early for us to make any commitments as to which lot within the previously
mentioned boundaries may be the first to begin construction.
