Land Use and Public Lands
This section is a response to the requirements of the City of Bozeman Unified Development
Ordinance Section 38.220.060 relative to Land Use. The following chart summarizes the
proposed land uses for the entire 72.2 acres of the Bozeman Gateway.

The Bozeman Gateway Site is zoned as B2. Proposed uses within the Planned Unit
Development will be consistent with those allowed by B2 zoning. Existing land uses bordering
the east and north sides of the Bozeman Gateway property are commercial businesses. The
properties bordering the south and west boundaries are public lands, owned by the State of
Montana, and in agricultural use. The proposed uses will not adversely affect adjacent land uses
in the area.
Access to existing public lands will not be affected by the development. All parks and open
space within the planned area will be open to the public and easily accessible. The proposed
uses will not adversely affect adjacent land uses in the area. Access to the public lands owned by
the State of Montana on the south and east of the site have been improved in previous phases of
Bozeman Gateway with the installation of Fowler Avenue and West Garfield Street.
No hazards or nuisances will be created by the development. Safety issues related to
construction activity will be effectively controlled by standard construction management
practices.
