NOTICE OF A PUBLIC HEARING FOR A
PRELIMINARY PLAT AND PLANNED UNIT DEVELOPMENT
APPLICATION
This application is evaluated against the Preliminary PUD criteria of sections 38.430 and the Subdivision Criteria
38.240.130 of the municipal code and associated standards. Approval or conditional approval may be granted if the
decision maker determines all criteria are met.
The public may comment orally at the public hearing or in writing at or prior to the public hearing regarding
compliance of this application with the required criteria. Comments should identify the specific criteria of concern
along with facts in support of the comment. During the notice period the City will continue review for compliance
with applicable regulations.

Project Name: Bridger Meadows Application: Preliminary Plat 20351; Preliminary PUD 20350
Summary: Preliminary Plat and Preliminary Planned Unit Development (PUD) application for the Bridger
Meadows Subdivision requesting permission for the development of a residential neighborhood that
consists of 16 single family detached residential lots in the R-1 zoning district. The development also
includes a 7.15 acre wildlife refuge and wetland preservation site and 1.72 acres of open space. Six
relaxations are requested with the PUD application:

1. 38.400.010.A.8: Requirement for a second means of public access to site
2. 38.400.010.A.9: To allow for a cul-de-sac
3. 38.400.020.A.2: 50’ right of way width instead of 60’ requirement
4. 38.400.080: Sidewalk on one side of the street rather than along both sides of the street
5. 38.410.040.B: Allowance for longer block length
6. 38.410.100.A.2: Reduce watercourse setback for lots 4-14, which is 50 feet.
