PROJECT: 625 East Lamme
RE: Project Narrative

Existing Conditions:
The project is located at 625 East Lamme St. The lot is 21,134 square feet. There are
two existing dwelling units on the site, one is 1,555sf (built in 1900) and the other is
763sf (built in 1975). There is also a shed structure on the north end of the lot. There is a
second access to the alley on the north-west corner of the lot.
Demolition:
The only proposed demolition is the existing shed on the north end of the lot.
New Construction:
Proposed new construction consist of a single-family dwelling that will be located on the
north-east portion of the lot. The new dwelling is 1,330sf gross with a 441sf garage with
roof deck above.
Site Alterations:
The only proposed site alteration, besides the footprint of the new structure, is a new
20-foot-wide access from the alley to the west.
Architectural Design:
The proposed new structure is located 176ft north of Lamme St and 99 feet from the
alley to the west. The structure will not be visible from any public right of way. The new
structure utilizes materials and form common on the north-east side of Bozeman. The
two-story gabled structure is skinned with corrugated metal siding and natural wood.
The site is heavily planted and only one tree is proposed to be removed.
