Dear Bozeman Commission, I am a Bozeman resident working on an apartment infill project in downtown Bozeman. I understand that the commission will be voting on 5/11 to increase the height maximums forresidential zoning in the near future including changes to R4 zoning. It seems appropriate that the new code would also relax transition zone height restrictions abutting these residentialdistricts. For example, if the new height maximum for R4 is 50 ft rather than 38 ft, it stands to reason that the height governing the 45 degree angle step back from R4 would also increase(see UDC, Sec. 38.320.060. B.2.b). If the transition zones for the B3 district are not addressed at the same time as residential height maximums, I can envision a scenario where a buildingconstructed in B3 could be constructed with terraces to meet current transition zone requirements while an adjacent building in R4 or R5 is constructed taller than the bottomterraces of the B3 building. I respectfully request that you consider relaxing B3 transition zone height restrictions simultaneously with any increase in the maximum height of residential zones.
