Ansley - Buffalo Run App. 21076John & Elizabeth Ansley6045 Blackwood RoadBozeman, MT 59718March 17, 2021City of Bozeman Zoning CommissionPO Box 1230Bozeman, MT 59771-1230Dear City of Bozeman Zoning Commission,We are against the proposed annexation of Buffalo Run as a high density R4 zoned subdivision This willhave a negative impact on the residents of Meadow Creek Subdivision because of the high volume offuture traffic traveling from Buffalo Run through our subdivision to Stucky Road and S. 19 , not tomention the construction equipment that would be coming through for development. Large equipmentsuch as gravel trucks, concrete trucks, etc... should not be allowed through our subdivision as they posea serious threat to the children walking and playing, not to mention the wear and tear on the citystreets. If and when construction of any zoning designation occurs, heavy equipment should comethrough Fowler Road.An R4 high density subdivision is supposed to be located within walking and hiking distance of amenitiessuch as transit, grocery stores, restaurants, gas stations, businesses, etc... to minimize car traffic. Theseservices are not near this proposed subdivision. The nearest grocery store is Town & Country and islocated approximately 2 miles away. High density housing should be located along Main Street orHuffine Lane or N. 19th. The developer should not speculate that these types of amenities will comeafter this subdivision is built. The amenities and infrastructure need to be established and then buildthis type of subdivision near those amenities. R4 is not intended for isolated island areas that aredistant from those types of complimentary resources.R3 or lower is an appropriate zoning designation for this area, but if R4 is approved thenit needs to betransitional with R2 next to Meadow Creek Subdivision and then R3 in the middle and R4 directly next toFowler Road. I understand that Bozeman !s growing and we need housing but let's do this in a smartand responsible way that works for all of us to make our community a place that we all enjoy.Please be responsible and vote against the annexation of this property into the City of Bozeman as R4Residential High Density District.Thankj^gtf^'^•1^..'John Ansley6045 Blackwood RoadBozeman, MT 59718
