I have been unable to return your call but will try as soon as business quiets down. I wanted you to see this email to the council members directly. The R-4 zoning for Buffalo Run is one of the worst zoning decisions in Bozeman history. I encourage you to watch thereplay of the last meeting of the Zoning Commission to see how thoughtful citizen feedback and common sense were totally ignored by 3 of the commission members. They deferred toChris Saunders report, which is a completely flawed report. He bent the words in the City Plan to support his foregone conclusion. There is nothing affordable about the prices they are charging at Gran Cielo and this BuffaloRun will be worse. I will reserve further comment until tonight's meeting is over. But, there is a strong undercurrent around the city, not just our subdivision, that the City Council and the Mayor arenot representing the citizens with common sense development decisions. Your proposed ballot initiative for a mil rate increase is going to face an uphill battle already, but this zoningdecision tonight could cement a very well educated, vocal, and not very happy coalition that will oppose it. I live at 3221 S. 26th Ave. in the Meadow Creek subdivision I am writing this letter on behalf of 2 voters, myself and my wife, Lynne. We oppose the R-4zoning for the proposed Buffalo Run development which is adjacent to Meadow Creek. It is also adjacent to multi-generational family agricultural properties, which are located on agravel road, Fowler. We propose that you drop the zoning to R-1, single family residential. The proposed high density R-4 designation is completely unsupported by future or planned infrastructure. There is no walkable path to get to commercial businesses or recreationalactivities. The land around it to the North is owned by MSU and will never be developed. The high density is completely out of character with the surrounding zoning. Regarding traffic and roads, this proposed development will add up to 400 cars that will verylikely come through our subdivision on Kurk St, which is not built for that kind of traffic. It will make a highly congested and unsafe traffic pattern in our subdivision. We already haveGran Cielo and multi-family dwellings under construction on Enterprise (between Graf and Stucky), which when finished will create a very high traffic count on a very short stretch ofGraf to get to 19th. The only other way out of Buffalo Run is onto Fowler towards Stucky. Fowler isn't paved and Stucky is a shambles. Stucky has not been built to the proper grade to support the tremendousamount of traffic on it already. The city has already had to repave Stucky once. It is already a wreck with ruts and heaves after 18 months. It needs repaving again. There is no money inthe 5 year plan budget to repave/rebuild/widen Stucky to support a dramatic increase in even more traffic. Regarding affordable housing, Gran Cielo now has 3 bedroom townhomes going for $ 700K. There is nothing affordable about that. We have too much development going on now in the immediate area and nearby that is NOT affordable and is stressing the infrastructure. Let'scomplete all of that construction, measure the effect on infrastructure, then apply the proper zoning to Buffalo Run. The proper zoning should be R-1, single family residential. We need common sense development that can be fiscally sustained. Please do the right thingand vote to lower the zoning of this parcel of land. Last comment, there are council seats up for grabs in November. We will vote against anyone who does not agree to change the zoning of Buffalo Run. We will also not support the milrate increase proposed by the mayor. You need to listen to the citizens. Thank you.
