To Whom It May Concern, I live at 3381 S 27th Ave in Bozeman and wanted to levy my concern about the Buffalo Run Development. My top concern is traffic. Large developments like this need to be located close to main roads to eliminate high volume traffic through a residential neighborhood. This development is being set behind an existing neighborhood filtering most traffic through it. Like most developments, most units willend up as rentals with 3 adults per 3 bedroom unit. With an estimate of between 150- 200 units, we're talking about 450-600 cars for the 20 acre development. Add that they will average 2 trips in to town to work and play each day and we're talking up to 2,400 cars per day. I know their traffic study shows far less, but lets use somecommon sense. Because of the remote location, no one is walking to work or school. There isn't a retail business within 2 miles, the developer will site the commercial zone on enterprise, but that's just a bunch of office buildings. There are places in Bozeman for this type of development. Most all of them exist near mainroads already. Why would we be considering something with this kind of density in such a remote place? Please do not approve the R4 zoning.
