My objections are center around the issues of transportation and roads because the bulk of the traffic for this high density neighborhood will be going through Kurk which is not arterial. And Fowler is currently a county dirt road that will not handle the capacity, particularly in winter when the road is regularly blown into drifts. This neighborhood has regularly been criticizing this plan as inapproproriate for this location because of the obvious traffic pattern problems that will ensue. In addition, there are no services adjacent to that land parcel in spite of the aim for R-4 dwellings to be close to jobs and services. There is no bus service to the area. In addition to these clear problems is a problem that seems lost on the planning board and county commissioners -- this practice of unimpeded growth is unsustainable in a mountain community reliant on snow melt for water. I've heard some commissioners say we need housing because people want to move here. That's not a good example of city planning, and it's really clear that locals can't afford the properties being built, and, with the pandemic situation, construction materials are extremely costly, and since it's clear this developer just wants to make as much money as possible, then all these costs are going to raise the prices on the actual housing. I think it's really a terrible zoning choice for that piece of land because of the character of Fowler and because it's just being plunked down between a county dirt road (however much it aspires to be arterial -- which is highly unlikely to ever pass because MSU owns part of it) and a small neighborhood road. Please change this zoning to zone 3-1.
