The area has not the roads to support the traffic that will be generated by this high density project. Gran Cielo is R3 and has Graf as a major road and this R4 project will have most of its traffic emptying into Graf also. To get to Graf the city street of Kurk is not designed for the volume that will be generated and the option, Fowler will not be any more capable of taking the cars than Stucky is now. This area is one of many families who have children and the generated traffic on streets not designed for that traffic will increase the danger level to pedestrians as well as drivers themselves The water pressure on the area with both Gran Cielo and this development will tax an already challenged system. There is no low income housing in the development (which seems to be the most needed type of housing at present) Low income would have to have access to the jobs and there are no businesses or other services in a walking range. Also, there is no public transportation in the area. It would seem that this is the type of project that goes against the well developed planning our city is trying to accomplish. Growth will happen in Bozeman, but it must be in accordance with the best planning the city can do and this project as an R4 goes against that. It would seem that an R3 option would be in context with the area and fit the city growth plan. Thank you for your consideration. Brian and Jeanne Koukol
