Dear Commissioners, I am very concerned about the new zoning application, submitted by the developers of Buffalo Run, for several reasons. First, it does not seem to meet the Unified Development Code for R-4 development. The proposed site is not adjacent to a mixed-use district or commercial districts; it is rural. Additionally, there is no transit system in this area, nor are there safe walking routes to jobs and services. The traffic impact study predicts approximately 2000+ vehicles a day will be added to our residential streets. This is a safety issue! Why would the planners choose to run high-volume traffic right through the middle of a neighborhood? It makes more sense to upgrade Fowler and make it the ingress and egress for Buffalo Run. Lastly, although I do not know the number or types of buildings that are proposed, it is my understanding that these units will not be affordable housing, which is what this city so desperately needs. I do not believe there are any other R-4 developments within a mile of Meadow Creek. We are a growing city and I am not naive enough to believe new construction is not necessary. I am not opposed to development, and am watching a planned neighbor (R-3 being constructed at the end of Graf. At the same time, I ask that you consider lower zoning (R-3) or even transitional zoning for the Buffalo Run project.
