Dear Commission Members,
I am writing to oppose the granting of an R4 zoning to the proposed annexation of land to create the Buffalo Run
subdivision.
Development in Bozeman must occur. It should occur in a rational non haphazard manner. To zone this area as R4
would be inconsistent with the cities definition of an R4 area. It is on the extreme south western developed border of
Bozeman .It is surrounded by pasture and farmland.
The roads leading to and from this development are local roads or undeveloped county gravel roads. All other areas
zoned R4 in Bozeman border a major or minor arterial road There are minimal commercial,shopping or work places
within 2.5 miles of Buffalo Run. There are no complete side walks from Buffalo Run to these areas rending this
area incapable of walkability. There is no public transportation to this area . Thus a high density development of the
edge of Bozeman would only increase the traffic around Bozeman. It would increase the carbon footprint greatly.
Even if the bordering Fowler road ( a future minor arterial )was developed to city or county standards. The most
direct route to town ( almost a mile shorter) would be thru the existing MeadowCreek Development. Which would
require travel along Kurk Ave which is a LOCAl road. I’m concerned about the residents and their children’s safety
with the resulting increase in traffic.
Presently the water pressure in Meadow Creek meets the minimum requirements for water in Bozeman. Extending
the line to this proposed development would further reduce the pressure without upgrades to the system.
In Summary I believe the city should not grant an R 4 zoning designation to any development ( including Buffalo
Run) before the surrounding area has the infrastructure to support it. This includes appropriate Roads and walkable
work and shopping venues. To do otherwise would be haphazard development and inconsistent to the Bozeman
master Plan .
