Greetings and Salutations Bozeman City Mayor, Bozeman Deputy Mayor Bozeman City Commissioners Bozeman City Manager Director of Community Development Community Development Manager Public Works Director City Engineer Engineer lll Developer The zoning application of Buffalo Run should be a plan of certainty for all the communities involved. Buffalo Run does not have access to a major street. This simple and clear fact is one of the main reasons R4 should not be considered. The Bozeman Zoning Board chose to be non-consistent in their R4 approval. It was a haphazard break from their own set zoning code. Kicking the can down the road. This zoning code is clear that R4 must be near commercial & business centers. All within walking distance. Walkability is zero here. The easiest access to this area is through local community streets. (27th and Kurk) . These streets are inappropriate for this kind of traffic growth. The infrastructure cannot support this amount of traffic. Let’s be careful what we add to and what we subtract from in the future of Bozeman . We as residents expect consistency, predictability , and a smooth transitional balance to plan our futures by. I believe an R3 and under is a complement to our neighborhood. Fowler - gravel road- and Stucky are not up to city standards. Stucky is only up to county standards. Stucky is a very busy county road for daily morning and evening traffic. It will soon have more frequent cyclists on it as well. Water pressure at the south end of the city is often a problem. As is high ground water table. Let’s grow Bozeman with , thoughtfulness, consistency and true transitional balance that serves its residents; R3 and lower is that. Thank you for your time and energy.
