Cash In Lieu of Water Rights Calculations

Brian Heaston with the City of Bozeman was contacted in reagards to Cash-in-Lieu
of water rights for the proposed project. He indicated that the City is using a
similar project, the Element Hotel, for computations for new hotels with
resturaunts and bar areas. The prescribed average daily use per room is 64 gpd/room.
The irrigation volume is provided by the landscape architect. A credit of 9.1 Ac-Ft
was paid with the platting of the lot. The amount paid is the differene between the
anticipated use and the credit paid if the threshold is exceeded.

Hi Mark – Please send the landscaping plan so I have documentation for the irrigation water use. With confirmation of
irrigation added to indoor domestic being less than 9.35 AF, then CILWR isn’t needed.

I wanted to follow up on the CILWR for the proposed Courtyard Hotel. We are planning on submitting Site Plan this
week. It turns out that the domestic plus irrigation use equates to 9.1 Ac-Ft, which is equal to the credit from platting of
9.1 Ac-Ft. I’ve attached my calculations for you to review.
If you are satisfied, this means that no additional cash-in-lieu of water rights will be required for the project.

We’ve been using the Element Hotel as the comp for new hotels with restaurant/bars. Metered use at the Elements
equates to 64 gpd/room. See attached.
Anticipated annual domestic water use for Courtyard Hotel is 64*117*365/325851 = 8.4 AF. Irrigation water will be
added from the landscape plan once known. The property is in the solvent site, so will use city water for irrigation.
The subject property has a CILWR credit form platting. Amount paid at plat was 22.57 gal/yr/sqft, equating to a credit of
22.57*3.007 ac*43560 sqft/ac * 1AF/325851 gal = 9.1 AF.
CILWR will be required if the total anticipated annual use is more than 0.25 AF above the credit amount. The amount
paid is the difference b/w the anticipated use and the credit if the threshold is exceeded.

I’m writing to request CILWR information for the proposed Courtyard Hotel my Marriott-Boothill at 2168 Boot Hill
Court. The hotel consists of 117 guest rooms and a restaurant/bar. Landscaping irrigation will likely be provided via the
domestic water service. Would you please provide guidance on the water use rate for CILWR?
