20406 COURTYARD HOTEL BY MARRIOTT – BOOTHILL SP SUP
A Courtyard Marriott Hotel is proposed at 2168 Boothill Court in Bozeman, MT. The hotel is located
directly north of the Springhill Suites hotel, near the intersection of the Boothill Court/Baxter Lane
intersection. The hotel will include 117 guestrooms, custom finishes (both interior and exterior), conference
space, a small bar with limited food options for guests, and a pool, among other amenities. The project is
scheduled to commence in the Fall of 2021. A hotel is an allowed use based on the zoning (M-1) of the
property. Furthermore, a hotel use on this property fits well with nearby properties, which include other
hotels, commercial development, restaurants, and retail services.
The purpose of this special use permit is to appropriately permit an on-site alcohol sales and consumption at
the hotel property via a State of Montana full beverage liquor license. It is understood by the applicant that
obtaining this license will be a condition of approval for this special use permit.
The site size and dimensions and site topography is appropriately sized to accommodate the use of the hotel
with the small bar. Adequate parking (143 total parking spaces) is provided on the site, including parking
specifically for bar patrons occupying space both inside the building at the bar and at the patio outside.
However, it should be noted that nearly all patrons of the bar are anticipated to be guests of the hotel.
Appropriate site circulation, pedestrian access, and emergency vehicle access were evaluated and included in
the proposed site plan design for the site. Because of the nearby commercial nature of the nearby properties,
the proposed development and special use permit allowing for alcohol sales will be a synergistic use for this
area. A hotel located directly to the south of this property (Springhill Suites by Marriott) also has a special use
permit for the sales of alcoholic beverages within the hotel and has operated under this permit with success
and safety by the same ownership team.
The proposed building will not be constructed of materials, use materials, or manufacture materials that
would be create an adverse effect to abutting properties. The building will include custom finishes that will
exceed City of Bozeman development standards and will be a quality addition to this area.
As part of this conditional use permit application, the applicant acknowledges the requirements as stated in
Section 38.230.110.E.3 – Special Use Permit within the City of Bozeman Municipal Code. The applicant
further acknowledges that this application may be subject to additional requirements not specifically
mentioned in this section and such requirements stated in an approval by the City of Bozeman are deemed
necessary to protect the public health, safety, and welfare of the public.
Because this SUP application is being submitted and reviewed concurrently with a site plan application for the
hotel itself, SUP checklist items 6, 7, 8, 9, and 10 are not specifically included with this checklist and narrative,
but rather with the site plan application itself.
