Summary:
The applicant, Bozeman Courtyard Hotel, LLC, proposes to develop a 117 room Courtyard by Marriott hotel
on Lot 4, Block 2 of Lewis & Clark Commercial Subdivision in Bozeman, MT. Generally, the project is
located directly north of the existing Springhill Suites hotel and will be accessed from Boot Hill Court. The
primary access to the site would line up with the Boot Hill Court access to the Fuel Fitness and Goodwill
Store commercial development. A second access for emergency services and site circulation would be
provided on the north side of the proposed building.
In addition to the guest rooms, the hotel would also include a small board room, a small conference area, a
pool and spa, a fitness center, and a small bistro. The bistro would serve breakfast for hotel patrons and
would include a small plate menu for purchase in the evening hours.
It is anticipated that construction would start in mid 2021 and would be completed in mid 2022.
Concurrent Applications:
The applicant proposes the following concurrent applications to the site plan application:
Special Use Permit for retail sales and on premises consumption of alcohol
City Code Compliance:
The following presents strategies to meet City code requirements for this site:
Sidewalk will be provided around the entire perimeter of the building, adjacent to perpendicular
parking spaces.
Pedestrian connections would be provided to the right-of-way from three separate building exit
locations. In addition, a pedestrian connection is planned to the Springhill Suites property as the two
properties may share conference space during certain larger conference events.
Maximum parking length provided would be 100-ft
Landscape islands would be a minimum of 8-ft, measured from back of curb to back of curb
Along the perimeter of the building, a minimum of 3-ft between the face of the building and the
adjacent sidewalk will be provided for landscaping.
Building Materials are a combination of metal (board and batten look), brick, and EIFS. No face of
the building, when calculating on a square footage basis, will have more than 25% EIFS.
The building floor plans have been designed to provide a maximum of 10-ft x 15-ft space without a
break in material or opening. On the upper three floors, windows are provided to meet this
requirement. On the first floor, windows and landscaping will be used to meet this requirement. On
the face of the stair towers, linear, recessed LED lights are provided per Marriott Courtyard design
standards.

Site Utilities:
Water
o A 8-inch main from water main in Boothill Court will be extended into the site and will be
contained within a 30-ft public access easement.
o At end of proposed 8-inch main, a fire hydrant would be installed in the adjacent island
o A 4-inch domestic service (with a 3-inch meter) would be extended from the new main into
the building mechanical room. The existing service extended to the site would be capped at
the main per city standards.
o A 6-inch fire service would be extended from the new main into the building mechanical
room. The existing service extended to the site would be capped at the main per city
standards.
o Existing services extended to the site will be cut and capped at the main in Boothill Court.
Sanitary Sewer
o A 6-inch sanitary sewer service will be extended to the west side of the building. The
existing service extended to the site would be capped.
Storm Drain
o The 50-ft drainage easement on the east side of the site will be utilized for stormwater
detention. Supplemental detention may be provided via underground detention chambers.
