City Planner, Sarah Rosenberg provided an overview of the proposed Major Modification Application
#20-051 for the Bozeman Gateway PUD.
Planner Rosenberg explained that the purpose of this Modification is to request four relaxations for
development within the Bozeman Gateway PUD. Staff supports 3 of the 4 relaxations.
The application will be reviewed by Bozeman City Commission on April 11th, 2021.

Design Professional, Jim Ullman presented on behalf of the applicant. He explained that he has been
part of the project since 2002, and that the development has won a beautification award for the
commercial development.
Mr. Ullman disagreed with staff regarding the light requirements, and explained that in order to meet
lighting standards, over 280 light poles would need to be replaced.

Board members took turns directing questions to city staff and the project applicant.
Planner Rosenberg responded to questions related to the code requirements surrounding lighting, and
how the 3000K vs. 4000K lumens criteria was determined. Planner Rosenberg explained that these
requirements would only apply to street lights, and lighting in the public right of way.

the information presented, I hereby adopt the findings presented in the staff report for application

20051 and move to recommend approval of relaxation numbers 1, 2, and 3 of the modification to the
Bozeman Gateway Planned Unit Development application, subject to conditions and all applicable code
provisions.”

Board members discussed the motion, specifically the lack of support for the relaxation with lighting.
Board members also discussed the relaxation related to height, noting that this area of town may not be
the best location.
