Do not click links or open attachments unless you recognize the sender and know the content is safe. My name is Lara Schulz. My husband, two young kids and I reside at the corner of Kurk and 29th and stand to be greatly and negatively impacted by this proposed development. The impact I speak of is solely based upon and due to a current lack of acceptable infrastructure to support a high density development IN THIS PARTICULAR LOCATION. It is not the sight or the idea of building or construction nearby that is an issue, in fact that is already occurring at Gran Cielo. The primary difference is that Gran Cielo is served by a major arterial. Buffalo Run is not served by a major arterial, but rather two unimproved county roads, not yet upgraded to city standards and not capable of safely supporting the amount of traffic this development will generate. The Fowler and Stucky intersection is currently dangerous and at certain times of day incredibly time consuming to wait for a break in the (45-60 mile an hour) traffic on a two lane county road, just to turn right, let alone turning left. As a result we believe MANY if not ALL construction and residential traffic will choose our small and safe residential road, Kurk, for ingress and egress. This is not only unfair and not a road intended for such use, but terribly unsafe. We have many young families and young children in the neighborhood who located here because of its quiet and safe nature. I understands many people see that very characteristic in all of Bozeman and wish to reside here because of that safety but I feel Bozeman owes it to consider first and foremost the safety of its current residents-Those of us who have painstakingly built business here and toughed it out through economic hardship- not once but twice in the last 15 years of our adult lives. The city has an opportunity to really take pause here and look at this for the unique and challenging situation it is. Buffalo Run and its property is at the current interface of urban and rural with no services within two miles, no walkability and no complete bike lanes. Such a development does not align with Bozeman’s own climate action plan nor does it align with the city’s criteria of where high density development should be. This is the antithesis of “smart growth” and dumps the burden of the lack of infrastructure squarely on one neighborhood that was established in 2008. Please be thoughtful and don’t just rush into signing off on this without consideration for Bozeman’s own growth policies and how Buffalo Run contradicts smart growth policies exclusively due to the location and distance from services, not because of its concept. If this development could be accessed by a safe main arterial I have no problem with housing in this location. It is not my view or the noise that I am concerned with- whatsoever. My concern, as I’ve already stated, lies in the environmental impact and the negative impact that funneling this traffic via Kurk will have on our daily lives. We need housing, but we need housing that doesn’t harm those of us who have worked so hard the stayed the course here in Bozeman for many years in order to afford what we bought into when we purchased our home in Meadow Creek.
