HomeMy WebLinkAbout1.13.2021 Landscape Departure Request - 38.520.060.B.b 1 January 13, 2021 Mr. Marty Matson City of Bozeman Director of Community Development Re: Departure Request #20448 Cottonwood Apartments Site Package D Formal Site Plan Review Mr. Matson, We are respectfully requesting a departure to the On-site residential open space criteria sited below. We believe that the patio seat wall and planting configuration depicted in our design plans meets the criteria for an alternative proposal. In the review, the City references 38.520.060.B.b requiring usable private residential open space to be enclosed by a fence and/or hedge at least 32 inches in height to qualify. In our design, the ground floor units have a private outdoor space is surrounded by an 18 inch seat wall and planting that is undulating in height from 2-5’ in height. We are requesting that flexibility be granted based on the following allowances provided for in 38.520.060.B.b. 1. Departures to this standard are permitted. 2. The intent of the requirement is being met without enclosure by a fence and/or hedge at least 32 inches in height by providing a clear pedestrian connection via a sidewalk and identifying features such as a low 18 inch seat wall, private patio space and landscaping that provides visual interest at each private patio and privacy between units from street/sidewalk. This design creates a private open space that could be used by residents for casual seating, reading or dining while also maintaining a visual of connection to the neighborhood ultimately contributing to the residential setting. 2 For your consideration, I’ve added the plan and elevation of the area under discussion below: We hope that you will find this design in line with the standards and goals of the City of Bozeman.
