HomeMy WebLinkAbout1.13.2021 Front Door Departure Request 1 January 13, 2021 Mr. Marty Matson City of Bozeman Director of Community Development Re: Departure Request #20448 Cottonwood Apartments Site Package D Formal Site Plan Review Mr. Matson, We are respectfully requesting a departure to the building entrance criteria sited below. We believe that the projects adjacency to West Garfield meets criteria for an alternative proposal. In the review, the City references 38.510.030.c requiring that ground floor doors face the street. For the two buildings included in this application, most of the doors in the ground floor units exit perpendicular to the street due to the floor plan layouts of the unit. We are requesting that flexibility be granted based on the following allowances provided for in 38.510.030.c.3.a. 1. Departures for this standards are permitted. 2. The intent of the requirement is being met without immediate visual access to the doorway by providing a clear pedestrian connection via a sidewalk and identifying features such as a low seat wall, private patio space and landscaping that provides visual interest at both a pedestrian and motorist scale. 3. It should be noted that weather protection to all doors is provided for in the roof overhang directly above the balconies and patios that extends the depth of the entry (6’). 2 For your consideration, I’ve added the plan and elevation of the area under discussion below: We hope that you will find this design in line with the standards and goals of the City of Bozeman.
