Hello Nicole,
I think what your asking is if the City would waive the concept plan review requirement in BMC 38.230.090.1.b. I would
be comfortable with waiving the concept review step if your team feels you have a good handle on the code’s site design
requirements now that you’ve been through the process with the initial phases. If so, you can proceed at your own risk
with a formal site plan application submittal without a concept plan. I had spoken about this possibility with Patrick and
Connie early in the process on the site development phasing for the Cottonwood Subdivision. Please provide this
email as proof of waiver in your site plan application package if you choose to proceed with a site plan submittal. We
would be happy to process a concept plan for this phase if you would prefer that prior to a formal application
submittal. Thanks.

Our client would like to move forward with site plan review for approximately 260 dwelling units (2 buildings) on Lot 2
Block 2 of the Cottonwood Subdivision.
I was interested to know whether this project would require Informal Review or not.
