Do not click links or open attachments unless you recognize the sender and know the content is safe. Hello, I am writing in support of the proposed form and intensity updates in Ordinance 2070. The existing requirements are not reflective of modern building trends. The primary two trends that have made these requirements difficult are the movement toward 9’ ceiling heights as a standard, and the movement toward deeper floor systems to accommodate modern floor stiffness standards and mechanical systems. The previous standards became especially difficult when dealing with three-story apartment-style buildings with internal corridors. The added width of units on both sides of a central corridor essentially dictated flat roofs, which are much more expensive than higher pitch shingle roofs. All told, as a building professional and SWIMBIA board member, I am fully supportive of these changes as they will allow design professionals to meet modern building standards without forcing unintended design limitations.
