HomeMy WebLinkAboutOwning Property in Other Flood Hazard Area_032321Owning property in Other Areas of Flood Hazard – Zone X Other Areas of Flood Hazard (Zone X) are advisory in nature. Buildings located within Zone X are not required by law to carry ϐlood insurance. It is recommended that ϐlood insurance be considered given the moderate risk of ϐlood loss within a Zone X area. A typical homeowners insurance policy does not provide ϐlood coverage. For new loans, a lender may at their discretion require ϐlood insurance for a building within Zone X. A City Floodplain Permit is not required for development New Flood Insurance Rate Maps for Bozeman Creek and its tributary streams have been recently completed by the Federal Emergency Management Agency (FEMA). Other Areas of Flood Hazard are denoted as “Zone X” on a Flood Insurance Rate Map. Zone X areas include locations of the 1% annual chance ϐlood (aka 100‐year ϐloodplain) that are less than 1 foot in depth, as well as areas of the 0.2% annual chance ϐlood (aka 500‐year ϐloodplain). INSURANCE REQUIREMENT Buildings within Zone X are not required by law to carry flood insurance. NEW FEMA FLOOD INSURANCE RATE MAPS Promoting flood risk awareness DEVELOPMENT REGULATIONS City of Bozeman Floodplain Regulations generally do not regulate proposed development in Other Areas of Flood Hazard (Zone X) shown on a FEMA Flood Insurance Rate Map. New construction and building improvements may occur in Zone X without a City Floodplain Permit. If your property has areas of both Special Flood Hazard Area (Zone AE) and Other Areas of Flood Hazard (Zone X) on a FEMA Flood Insurance Rate Map, development may require a City Floodplain Permit depending on where the development is proposed to occur.
