Dear City Commissioners of Bozeman, As a family with kids, a member of Meadow Creek Subdivision, and one of the few houses on Kurtk Avenue, we strongly disapprove of the R-4 development proposed by the developers ofBuffalo Run. Both my wife and I were born and raised in Bozeman. We've seen this town change in so many ways, and we understand that it will only continue to grow but it is ourhope the City Commissioners are very strategic about how best to manage the growth for he saftey and well-being of its residents. The Developers of Buffalo Run are seeking an R-4 zoning request. R-4 zoning in thislocation, which feels like an island, does not meet any of the criteria of an R-4 "residential high density district" per Bozeman Municipal Code 38.300.100. Further, theproposed development is not within walking distance to jobs, medical facilities, convenience stores, restaurants, or public transportation. With a walk score of 0, and surrounded byfarmland, Buffalo Run should not be considered for high density development. This would definitely not support the City's 2020 Climate Plan or traffic mitigation goals. Thissubdivision will only increase the distance people need to travel. Also, we think paving Flower Lane, all the way to Stucky, to city standards would be a necessity. Currently, the only access to Buffalo Run from the east is Kurk Ave., which is notan arterial or even a collector road. This is a major concern for the safety of our family. In 2015, developers submitted an application for annexation for a piece of property on StuckyRoad. The City did approve the annexation with contingencies that Stucky would be improved. I think this history should be considered. Buffalo Run will primarily affect the residents of Meadow Creek, I strongly feel that thezoning should not allow for anything higher than single-family housing. Two similar density subdivisions are understandable, but a high density development in this location does not alignwith Meadow Creeks Subdivision's plans or the City of Bozeman either.
