Do not click links or open attachments unless you recognize the sender and know the content is safe. My wife, Dawn Allen, and I live at 3265 Parkway Avenue, in the Meadow Creek subdivision. I serve as president of the Meadow Creek HOA Board. This letter is written on our personalbehalf. You have already received a lengthy letter and position statement from Meadow Creek HOA which we endorse 100%. We urge you to vote no on the Buffalo Run request to be annexed as R4. We appreciate the position you took a few weeks ago to recommend denial as R5 for this development and urgeyou to once again stand firm in that position. While I believe the developer is moving in the right direction, R4 isn't the right zoning designation. As the Meadow Creek HOA letter pointsout, I believe that transitional zoning provides a workable solution for all stakeholders and I believe that the many Meadow Creek residents would accept that.Bozeman has been discovered and is growing. Demand for housing of all types is beyond anything we have ever experienced and the available supply of housing (again of all types) isalmost non-existent. I was told a few weeks ago that Bozeman has something less than 30 buildable lots on the market? We get all that and we join our Meadow Creek neighbors in notapproaching this with a NIMBY mindset. But let there be no mistake, there is nothing in the Buffalo Run proposal that is a good thingfor Meadow Creek! (possibly finishing the other half of 27th is a good thing) The impact of traffic by itself, even with Fowler being paved, will be significant and it will be a safetydetriment. Please don't endorse a high density project that relies on our residential streets to become collectors or arterials!.To their credit, the developers had worked towards making significant changes to the project that would have made it more palatable to me as a Meadow Creek resident. In part, what theydescribed was a "phased" project, where density and building size increased as you moved from east to west, away from Meadow Creek (zoned R3 but built out as R1-R2). I believe thatconcept should be formalized through zoning. As I understand it, transitional zoning would accomplish that.Meadow Creek is surrounded by undeveloped land; probably 4-5 parcels in addition to Buffalo Run. As future development occurs, transitional zoning of those parcels would placehigher density neighborhoods along the designated collector streets of Graf, Fowler and Blackwood, which fits the long term growth plans already in place.R4 is the wrong precedent to set. Please reject R4 and encourage the city to zone this properly and consistent with the growth policy that is already in place.Thank you.
