Dear Zoning Commission, I am writing as a homeowner in the Meadow Creek subdivision in regards to the Buffalo Run R-4 application. On behalf of my family, I feel a need to comment on the project with ourrequest that the commission denies this application. My family has a rich history in this part of the state, dating back to the 1930. We are proud members of the community and believe this project goes against the best interests of ourneighborhood and the future of Bozeman. 1. Overwhelming concern by our neighbors with regards to the impact on traffic andenvironment. We have a 22 month old daughter and believe this high density development will create traffic that is not supported by current infrastructure.2. Design that is inconsistent with the development of our town into a bustling community that is attractive to all residents. Patchwork neighborhoods developedacross town are not consistent with this development plan. 3. We have concern that this development will impact our rural neighbors as much asour Meadow Creek neighborhood. A development of this format will pressure our neighbors to sell given the impact to their homes. Pressuring our current residents isnot consistent with a well thought-out community plan. We want to see Bozeman grow to become a town true to its roots, attractive to new arrivals,and affordable to current residents. This plan is on an island in our town and does not match this vision of our community. My family finds the developments of Gran Cielo to our north and the higher density buildingsto our northeast attractive and accretive to our community because they fit in a flow of higher density to lower density that makes sense. Buffalo Run does not do that - with no transitionfrom single homes to the proposed high density neighborhood. We believe this developer is putting forward a plan that is inconsistent with the desires of the neighborhood. We are not happy that the developers did not take into consideration thethoughtful feedback from our neighborhood on their initial application. This new proposal appears to be one that solely looks to maximize profit rather than take into consideration theconcerns and desires of their neighbors.
