I am writing to clearly state my opposition to the proposed Buffalo Run Annexation and Zone Map
Amendment Application #21076, filed 2/26/2021, which proposes R-4 high-density zoning for the Buffalo
Run development.
I fully support the position of the Meadow Creek HOA Board of Directors as communicated to the Bozeman
City Commissioners and Staff dated March 9, 2021.
Meadow Creek as-built is effectively an R-1 low-density detached single-family home neighborhood.
Neither R-5
nor R-4 zoning are comparable to the existing next-door community of Meadow Creek.
Furthermore, the proposed R-4 zoning is not appropriate and does not meet the city’s own zoning criteria
and should be denied in favor of a lower density zoning or variable zoning. The site of Buffalo Run is NOT
"adjacent to mixed-use
districts, commercial districts, and/or served by transit to accommodate a higher density of residents in
close proximity to jobs and services” as outlined in the Bozeman Municipal Code 38.300.100, “Intent and
Purpose” of Residential zoning districts.
Please strongly consider a lower density zoning designation for the proposed Buffalo Run development.
